About this free mortgage payment calculator tool

Estimate a fixed monthly mortgage payment from loan amount, annual rate and term. Calculators answer a defined arithmetic question using the values you supply. Keep units and currencies consistent, choose the correct starting amount and inspect the assumptions before using a result. Estimates do not replace a lender quotation, an official tax rate, a medical assessment or a jurisdiction-specific deadline rule.

A practical example

A concrete example uses loan amount: 200000; annual interest rate (%): 0; term (years): 25. The result is Monthly payment: 666.666667 Total paid: 200000.

Before you rely on the result

Use one currency throughout. This is an arithmetic estimate, not financial, tax or legal advice; actual rates, fees and terms may differ. Taxes, insurance and fees are excluded.

How do you calculate a monthly mortgage payment?

A fixed-rate mortgage payment repays borrowed money through equal monthly installments. Each payment covers interest on the outstanding balance and a portion of the principal. Early payments contain more interest because the balance is larger; later payments repay more principal. To calculate monthly mortgage payment, start with the loan amount after the down payment, the annual interest rate and the repayment term.

The standard amortization formula converts the annual rate to a monthly decimal rate and the term to a number of monthly payments. It assumes the rate stays constant and payments arrive on schedule. At zero interest, simply divide the principal by the payment count. This result covers principal and interest only, not property taxes, insurance, association charges or lender fees. A household housing budget should account for those separately.

M = P × r(1+r)^n ÷ ((1+r)^n − 1); r = annual percentage rate ÷ 1200; n = years × 12; at r = 0, M = P ÷ n.

A worked example

Borrowing $200,000 at 6% annual interest for 30 years gives r = 0.005 and n = 360. The monthly principal-and-interest payment is $1,199.10, rounded to cents.

Common mistakes to avoid

  • Using the property price instead of the amount borrowed overstates the principal.
  • Entering an annual rate as the monthly rate greatly inflates interest.
  • Treating principal and interest as the entire housing bill leaves out other costs.
